Manage the performance and delivery of the Portfolio Management team s residential, commercial and other applicable development projects from Pre-Concept Design to BCC, with the goal of enhancing value and maximizing return of the portfolio.Please note, this job is for UAE Nationals only.ROLES AND RESPONSIBILITIES Administer the contracts of all consultants undertaking services prior to Contractor engagement including but not limited to:Overseeing the Contract drafting process and any technical inputs.Approving payment applications, purchase orders and final drafts.Communicating with clients or other stakeholders to update them on project status.Contract Closeout if required. Development PIP/ Reporting including all committed and uncommitted deliverables for both soft services and hard work.The Project Manager shall provide Tender Support as follows:Compile Tender Documents in Coordination with the stake holders, the final full set of Contract Documents for the LDC/ CC / Main Works Contracts including all appendices and annexes.Assist and advise ALDAR with regard to ALDAR s responsibilities at this stage.Monthly Internal Progress Reports (continuation from preconcept stage) The following is a list of the key requirements of the Project Manager: Provide feedback on value added methods of construction to Aldar and the Lead Design Consultant to ensure that design will be able to progress in a manner that facilitates the use of these methods and reduce Lead Design Consultant rework. Administration of all consultant/contractor contracts up to the main contractor appointment or Supervision/PMC appointment and handover of services.Coordinate internal resources and third parties/vendors for the flawless execution of projects.Ensure that all projects are delivered on-time, within scope and within budget.Developing project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility.Ensure resource availability and allocation.Develop a detailed project plan to track progress.Use appropriate verification techniques to manage changes in project scope, schedule and costs.Measure project performance using appropriate systems, tools and techniques.Report and escalate to management as needed.Manage the relationship with the client and all stakeholders.Perform risk management to minimize project risks.Establish and maintain relationships with third parties/ vendors.Create and maintain comprehensive project documentation.RELATED YEARS OF EXPERIENCE:Min of: 12+ years of at least 5 years of experience in Tier 1 real estate development company / consultancy, Quantity Surveying, Project Management. YEARS IN A MANAGERIAL POSITION:Min of: 6+ years in a related managerial positionFIELD OF EXPERIENCE : Real estate developmentTECHNICAL AND INTERPERSONAL SKILLS :Outstanding analytical and quantitative skills; proficiency with standard software, including MS Office; advanced Excel skills is a must.Strong understanding of architectural design and construction.Able to analyze, evaluate and move quickly to support rapid decision making.Solid understanding of contract procurement policies and procedures gained in the Procurement function of a real estate developer in the GCC.Ability to develop Board level papers. QUALIFICATION(S): Bachelor Degree in Engineering, Real Estate, Quantity Surveying or Architecture
